In order to qualify for the CDC’s eviction moratorium, tenants must meet certain income requirements and/or have experienced loss of income due to the COVID-19 pandemic.
One or more of the following must true for tenants to qualify for the national eviction moratorium:
· Your income is less than $99,000 (or $198,000 for couples filing jointly);
· You did not have to pay income tax in 2019;
· You received a stimulus check;
· You are unable to pay rent due to job loss or extraordinary out-of-pocket medical expenses;
· You would become homeless or need to “double-up,” if evicted;
· You will still be required to make partial rent payments, “using best efforts to make timely partial payments that are as close to the full payment as the individual’s circumstances may permit, taking into account other non-discretionary expenses,” (CDC).
Tenants who meet one or more of these qualifiers are eligible for eviction protection. A signed declaration must be filled out by the tenant and given to the landlord in order for the moratorium to take effect.
Landlord Tip: The CDC’s eviction moratorium doesn’t protect tenants from getting evicted for breaking the law, putting the health or safety of other residents at risk, violating lease requirements, damaging property, etc. The same eviction rules still apply outside of special Coronavirus circumstances.

This company is AWFUL. They deserve negative stars. We regret ever working with them. We were in a bad situation in our previous rental where we had to get out immediately due to safety. We found this amazing house with Pathlight, and while we thought the house was a bit pricey, we would make it work. We FINALLY received the keys to the house a week after the move in date, but was still charged for the week we had no access. Once we got in, the house was filthy, we replaced all but one light bulb, carpets needed to be cleaned, a bedroom window was shattered, blinds had been chewed by the previous tenants dog, and we had to use a metal bar to lock a door at night because the lock didn't work. The lease stated that utilities are to remain in Pathlight's name, until an employee from Pathlight called and said I had 3 days to completely transfer it into my name or else there would be fees. Two months later, Utilities were changed OUT of my name back into Pathlights without any notification to me. Then they charge us for startup fees they made us do, and the monthly billing went haywire. Some months they didn't charge us, other months they charge us $4,000 in rent and back pay utilities DURING A GLOBAL PANDEMIC. Pathlight also fails to provide a hard copy of official charges from the electric company to show proof of the money owed. Any maintenance request falls on deaf ears. Every single thing is your responsibility, to the point where it felt like everything they asked us to fix are the reason why people rent a house! Washer, dryer, fridge, and other appliances that come with the house are completely your responsibility. We moved out of the house a month before our lease was up and they charged us $600 worth of utilities (the most we had ever been charged for a single month) during a time period where nobody was ever in the house. We have been out of the house for almost two months, and they're coming to us now saying we owe $1,600 for utilities from 5 months ago. Yet, when we call to ask about these charges, we're lucky to even get someone on the phone, much less someone who doesn't try to blame it on 'another department', providing the worst customer service I've ever dealt with. We were promised a walkthrough on moveout and a report on what we would get back from our $2500 deposit, and still no word. I doubt we will ever see this money again. This company is money hungry and will nickle and dime you for every single penny they can get. I fear what it will take to finally break ties with this company once and for all.
Choose homelessness over this company. They offer nothing while collecting inflated rent and as many extra charges they can find. They offer zero help to tenets due to COVID, the maintenance is completely outsourced so its a craps shoot, they will ignore your requests and complaints but will email and call you multiple times EVERY DAY if you're late on payments. They are breaking the law with their termination agreement that states you are not allowed to disparage them "whether true or not". When pointed out to them the response is "The Termination Agreement will not be altered, as this is the same agreement that is sent out to all residents who choose to enter into a termination agreement. You do have the option to not sign this agreement." Good to know you're breaking the law on a national scale guys! I don't have the option to not sign because they have taken advantage of ANY situation that has not been in writing and I know they will do the same with this. I already have my lawyer waiting in case they try to come after me for this review. This company is ethically hollow, run by absolute idiots and morally bankrupt. I can only hope their financials match as soon as possible.
This company is terrible! We've been in our rental home for less than a month and strong winds blew down about 15 feet of our (very old) backyard fence. The neighbor said it wasn't the first time it's happened. We spoke to 2 helpful people through the maintenance request line who told us they'd be escalating the issue to their technician team and that we should receive a call ASAP. After not receiving any calls back, we called again and spoke to someone new. We were told that since the fence isn't shared with a neighbor's, they aren't coming out to fix it. Mind you, we have two dogs who keep trying to run under the netting we put up in its place and we have two very young kids who could very easily walk out into the street and get hit by a car. This is a privacy and security issue. We said "anyone can walk into our backyard right now and steal any of our possessions. The guy's response was "well if anyone is going to rob you, they could easily hop the fence anyway". Seriously? We cannot believe this company and how they are handling this situation. Now we have to pay out of pocket to fix a fence that we don't own in the first place! How does that make any sense? After reading numerous bad reviews about this company, I guess I'm not surprised. I will warn all family and friends to steer clear of Pathlight Management and never rent from them due to this horrible service.

Sink and Shower to guest bathroom drain extremely slowly. Called and completed a work order online within 72 hours of occupancy - told this is a non-essential issue and so not a priority. Maintenance tech to be out in 6 weeks. Still waiting for a tech to service. Microwave door broke upon first use within 72 hours of occupancy opened door - screws feel out and door broke. Told this is a non-essential issue and a maintenance tech will be out in 6 weeks. Still waiting for a tech to service. Both sinks in master bath drip constantly - told this is a non-essential issue and a maintenance tech will be out in 6 weeks. Still waiting for a tech to service. Air conditioning not blowing cool air into one of the bedrooms. AC repair person out and informed us that there are multiple (counted at least 10) black widows on the wall near the AC unit. Requested pest control service through Invitation Homes and told pest control is responsibility of renter regardless of length of occupancy. Work order in for AC repair - still waiting. 1 window screen is torn, a second is bend and does not fully close. Non-essential issue - still waiting to be repaired. Refrigerator stopped working at week 3. Took several days to get a repair person out. Initially told they would have to send someone out to take a second look.- finally fixed. Went 7 days without use of refrigerator. Backyard had piles and piles of dog *** upon taking occupancy. Backyard left in dirty condition. Website down often and unable to log in to see progress of work orders. These issues (and other minor issues) all identified within 72 hours to 3 weeks of taking occupancy. Poor customer service. Tanya the maintenance phone person was defensive and unprofessional.
User's recommendation: Beware - I will steer all friends, family and colleagues away from Invitation Homes. sure to report all issues upon taking occupancy.
I am interested in downsizing. I live in a two story house. My husband became disabled and cannot go up and down stairs anymore. I want to move to another home that is a one story. The problem is that it is very expensive to transition to another home when they charge is 1500 transfer fee, plus security deposit, and the first months rent. It would clearly cost us over 3000.00, which we do not have. We feel like we are trapped in this lease sometimes. Just too many fees in order to move, and we just don’t have it. My husband is on disability and I am the only person working in my household.
From the very beginning this company has scammed me! They listed a home for rent on the internet and stated it was available fir move in now, after giving them a $500 hold fee, I was informed by email one week prior to my move in that the house was no longer available and had been abated by the city. I was told i could choose another property, but my $500 would not be transferred and it had to be refunded. Long story short, I paid $1,945 for the new home deposit, while awaiting my refund of $500. Never received my $500, and was then told it was placed on my new home for rent. They would bill me my utilities through a third party company, after catching them up in there overcharging scam, I contacted the utility company directly and received a printout of my bill that indeed showed they were overcharging me on my utilities by more than $200!! After refusing to pay the bill they forced an illegal eviction on me stating I did not pay my rent which was a complete lie, they refused my payment, and sent it back through certified mail! I have only 30 more days here and they summoned me an eviction. The proof is in the pudding, they will see me and my lawyer in court!! Ready to start a class action lawsuit, after reading more than 7,000 bad reviews, I’m not sure how they are even still in business!
